Moving Tips

  • MTEMC, not Nashville Electric. This confuses a lot of newcomers. Franklin is served by Middle Tennessee Electric, not NES. Set up service at mte.com.
  • I-65 rush hour is brutal. The Cool Springs / McEwen exits are severely congested 7–9 AM and 4–6:30 PM. Plan your moving truck route around these windows.
  • HOAs are everywhere. Many Franklin subdivisions have strict HOA rules about moving truck hours and parking. Check before moving day.
  • No state income tax. Tennessee doesn't tax wages. That's a big deal if you're coming from California, Illinois, or New York.
  • Vehicle registration within 30 days. New residents must register vehicles and get a TN license. Williamson County Clerk: 1320 W Main St.
  • Avoid CMA Fest & Pilgrimage weekend. CMA Fest (June) and the Pilgrimage Music Festival (late September) spike traffic and hotel prices. Don't schedule a move then.
  • Verify your school zone. School zones in Williamson County can vary street by street and some neighborhoods are split between zones. Always verify your exact address at the Williamson County Schools website before making any housing decisions.

Homeowner Tips

  • HOA rules are real here. Most Franklin neighborhoods have active HOAs. Read the covenants before buying. Fence styles, mailbox colors, parking rules — it's all in there.
  • Property taxes are reasonable. Williamson County property taxes are relatively low compared to national averages, but home prices are high. Budget accordingly.
  • Storm season. Middle TN gets hail, high winds, and occasional tornadoes March through June. File insurance claims promptly — most policies have a 1-year window.

  • Leiper's Fork. 15 minutes southwest. A tiny village with art galleries, live music at Fox & Locke (formerly Puckett's), and the kind of charm that feels like stepping back 50 years. Go on a Friday night.
  • Downtown Franklin Theatre. A restored 1937 movie theater that hosts films, concerts, and live events. Cheap dates and genuine character. One of Franklin's best-kept secrets.
  • Harlinsdale Farm on a weeknight. Most people only go for festivals. But on a random Tuesday evening at golden hour, you'll have 200 acres practically to yourself. Bring a camera.
