Moving Tips

  • NES, not MTEMC. Unlike Franklin, Brentwood is served by Nashville Electric Service (NES). Set up service at nespower.com.
  • Gas provider varies. Some parts of Brentwood use Piedmont Natural Gas, others use Atmos Energy. Check your specific address before moving in.
  • HOAs are everywhere and strict. Brentwood neighborhoods have active HOAs with rules about fences, mailboxes, parking, and even exterior paint colors. Read the covenants before buying or renting.
  • No state income tax. Tennessee doesn't tax wages. Big deal if you're relocating from a high-tax state.
  • Vehicle registration within 30 days. New residents must register vehicles and get a TN license. Williamson County Clerk: 1320 W Main St, Franklin.
  • I-65 at rush hour is brutal. The Brentwood / Cool Springs corridor is congested 7–9 AM and 4–6:30 PM. Plan around it.
  • Verify your school zone. School zones in Williamson County can vary street by street and some neighborhoods are split between zones. Always verify your exact address at the Williamson County Schools website before making any housing decisions.

  • HOA rules are serious. Most Brentwood neighborhoods have very active HOAs. Fence styles, exterior colors, landscaping standards, parking — read the covenants before you buy.
  • Property taxes are Williamson County rates. Lower than Davidson County (Nashville), but home prices are high. Budget accordingly.
  • Storm season. Middle TN gets hail, high winds, and occasional tornadoes March through June. File insurance claims promptly.

  • Crockett Park summer concerts. Sunday evenings at the Eddy Arnold Amphitheater. Free live music, bring a blanket and a cooler. The whole neighborhood shows up. It's peak Brentwood.
  • The Brentwood Library. Not glamorous, but the John P. Holt Brentwood Library on Concord Rd is one of the nicest public libraries in the state. Great kids' programs, quiet study rooms, and a community gathering point.
  • Maryland Farms greenway loop. The walking path around Maryland Farms and the YMCA is where half of Brentwood walks their dogs after work. You'll see more neighbors here than anywhere.
  • Sicilian Pizza at 3 AM. Every Brentwood teenager and half the adults know this one. Open until 4–5 AM, delivering when nothing else is. It's the unofficial late-night institution of this town.
